Totara Road, Palmerston North

Client: Japac Developments

The development of a 1.2668-hectare site at the southern end of Palmerston North that was zoned residential and racecourse land. The property has a shared boundary with the Awapuni Racecourse and is located next door to a reserve.

Resonant was involved from inception through obtaining an initial resource consent for 32 allotments ranging in size from 129sqm to 597sqm offering a diverse mix of housing densities from standalone houses to semi-detached multi-unit dwellings. The consent was subsequently changed to 27 allotments to increase the size of some allotments and provide for more standalone homes.
The project included significant involvement from local iwi Rangitane o Manawatu due to the cultural significance of the land, with their involvement including the naming of Mangatainoka Lane – signaling the land blocks from which Rangitane purchased the land at Awapuni.
Resonant’s involvement included the completion of an initial scheme plan, obtaining the resource consent, all civil engineering design and testing, survey calculations and set out work through to the issuance of new titles.
