Start by considering your goals
If you have an existing property, you may be wondering what’s possible to help you realise more value from your investment. Perhaps you want to subdivide, add more dwellings or completely develop a bare site. As there is legislation that may restrict or enable certain types of development uses within different areas, some things you’ll need to consider are: the location of your land and its zoning, what you’d like to achieve, and the potential impacts on the surrounding environment.

Talk to a planner
Talking to a planner in the early stages of development will help you identify risks, opportunities and mitigate issues from the start. Your planner will understand regional and district requirements that may affect the feasibility of your plans. Advice at the early stages of planning will help optimise your chance of obtaining resource consent.

Make your resource consent application
Certain work you undertake on your property will require consent, however meeting the needs of the consent requirements can be confusing. Planners can take care of this for you, pulling together the right information for your consent, and completing an Assessment of Environmental Effects report. This report is a critical part of successfully obtaining consent.
