Pahiatua

Client: Rural Client
A rural lifestyle subdivision on the outskirts of Pahiatua, which resulted in the creation of six new rural lifestyle blocks from ten historic titles.

The Resonant team were required to provide a solution that enabled the owners to retain the main house and ancillary buildings while providing five additional blocks that meet the requirements of the Tararua District Councils District Plan.

New Zealand has a number of ‘paper’ townships that were set out by surveyors when planning for the future. This included the township of Ngaturi that was never fully developed but provided a layout of sections, community facilities and roads. The subject property was part of this proposed township hence the ten individual titles that made up the initial property.
Resonants involvement included the completion of a resource consent application to Tararua District Council that included assessment of the site, environmental impacts, historic and Māori cultural significance, geotechnical considerations, any flooding and inundation concerns, and maintaining the rural character and amenities of the location.
Following approval from Council the new boundaries were pegged out and the plans were lodged with Land Information New Zealand to create six new titles that the client may look to market in the future.

“We engaged Resonant to provide all technical services across three developments to date, a residential subdivision for the open market as well as two five house new build developments for home ownership for whanau. Critical for our developments is being able to overlay the standard development requirements with many of our cultural values that sustain wellbeing for whanau. Resonant welcomed and embraced our direction in this regard.”
